What is Sealcoating?

Sealcoating entails the spraying and spreading of a protective coat over the surface of commercial lots, walkways, and all other asphalts to prevent damage and prolong its resistance.

Why Is It Beneficial To Your Business?

This preventative method, available for both recently and past paved asphalt surfaces, proves to be a cost effective option for businesses, as it eliminates the need for far more expensive fixing in the future, once the damage has already occurred. Although it won’t fix pre-existing issues, it will save your business time and money in the long run from dealing with the consequences of withstanding months of UV rays, rain, snow and fluids from vehicles.

In addition, sealcoating accelerates the melting process of snow and ice, allowing for protection against water penetration and frost damage.

Sealcoating is also helpful in upholding high quality paving by ensuring your business’s walkways, parking lots, and sidewalks look freshly done  and new, as opposed to the faded look in appearance that would occur from the oxidation.

How is Sealcoating Done?

Sealcoating typically employs two different application methods: spray or squeegee.

Spraying sealcoat is generally the more popular method, as it offers faster application than using a squeegee would. This method allows for a smoother finish, starting with an initial coat, followed by a second coat a couple hours later to cover any missed spots. This is highly effective in preventing the penetration of water in the paved surface.

When dealing with rougher surfaces, the squeegee application method is recommended. This method uses a ride-on-machine to pack the sealant into the crevices of the pavement. Despite its need for closer, more careful application to ensure an even spread, in the long run it is more effective in bonding irregular surfaces.

To guarantee the best results, air and pavement temperature conditions must be at at least 55 degrees Fahrenheit while the application is being done, as well as 8 hours after. Furthermore, a cleared asphalt surface free of any dirt or debris, and potholes is recommended prior to the pavement sealing.
